Paul A. Castrucci Architects is executing a resident-in-place rehabilitation of twenty-three 5-6 story brick-clad buildings in the Bronx's Morris Heights neighborhood, comprising 722 dwelling units within the R7-1 zoning district. While the buildings vary in orientation, they share substantially similar architectural characteristics.
Our architectural scope focuses on window replacements and full rehabilitations of kitchens, bathrooms, and apartment entry doors, while exterior brick repairs are managed by the structural engineer. Using LL11, LL97 2050, Aging in Place guidelines, Enterprise Green Communities standards, and ADA compliance as goalposts, we've developed an integrated, cost-effective renovation plan that prioritizes resident comfort and health while enhancing the buildings' long-term durability and energy performance.
Ultimately, these solutions will breathe new life into these important affordable housing multi-family buildings and demonstrate how thoughtful design can transform communities while preserving their character.
